A Docshark data room is a structured space for sharing a whole set of files with clients. The discipline of a full virtual data room at the weight of a link.

What a room gives you

One link for everything. A folder tree of files behind a single, branded destination. Multiple links per room, each with its own rules.
A real front door. viewer agreement (NDA) and email verification before anyone sees a file, plus watermark and capture shield.
Per-file control, view-only financials next to a downloadable deck, in the same room, down to per-item expiry.
People and groups. Every visitor gets a personal link; group them by bidder or adviser, with auto-join by email domain.
Built-in Q&A. Visitors ask questions inside the room, often attached to a mark they drew; your team answers from the Inbox.
Room analytics, who entered, what they opened, how long they stayed on each file, plus a full exportable activity trail.

Create the room. The builder asks four questions and pre-fills answers: name it, drop files in (PDF, Word, Excel, PowerPoint, images), and pick a folder template or let Mako shape one from your description.

Room limits

Rooms are counted per plan: 1 on Hobby, 40 on Starter, 100 on Team, 200 on Business. Deleting a room frees the slot immediately. Its files stay in your library and only the room itself (with its links, Q&A, and analytics) is removed.
